The 6 Most Costly Mistakes a Seller Makes
when Selling Their Home in Frederick County Maryland

1.  Many Brokers/Agents in our market charge an extra $200 to $1,000 on top of the commission.  This is an expensive junk fee.  Whose side do you think they are on?  Yours or theirs?

We also have admin fees per transaction but we do not allow our affiliates to pass this fee on to the client.  When an agent does this, their fiduciary duty to the client is not being honored.  The question you may ask is this ...if your agent is charging you this fee, are they policing the fees of other professionals you have chosen to work with?  It makes you wonder.

2.  Hiring an agent just because they have a big name or brand.  Most agents and agencies hire inexperienced assistants to handle the most important details of a transaction... the paperwork.

If you hire one of us, we are the person you speak to about everything.  Yes, we have assistants but they are behind the scenes assisting so that your chosen agent has more time to communicate with you about what is most important!

3.  ZERO MARKETING.  If your agent is not doing targeted marketing in social media and other avenues, they are a dinosaur!  33% of today's buyers are millennials according to the National Association of Realtors (NAR). 

Remember we met via an online source as a result of our various marketing systems.  We know what we are doing to connect with buyers and sellers!

4.  Not addressing ONLINE ESTIMATES.  Think about all the places online your home value is showing up and more often than not, the value is much lower than your proposed sale price.  Are you one of those buyers who believe these values to be "gold?"  If your home is listed at $500k and all "estimates" are showing $425k, good luck selling your house for $75k higher!

We address ONLINE ESTIMATES and frequently making corrections that will raise the value.  Sometimes it works, sometimes it doesn't.  In the past we've been able to raise the value in countless listings we've taken - some over $100k!

5.  Not shopping around for the right agent.  Is he/she tech savvy? What are their stats for the number of days on the market until a contract?

6.  Not staging your home!  Statistics show that a staged listing sells faster and for more money!  If your home is not staged, you are simply helping other Sellers whose homes are staged sell more quickly.
